The failures always start out of sight

Two years down the line, when a bathroom starts going wrong, it’s almost never the fittings. It’s moisture that crept past the tiling into a wall that was never sealed, or a floor with too much give in it that opened every grout line up. On handover day none of that is visible — which is exactly why a cheap quote can afford to leave it out.

How it runs

Four steps and no unpleasant middle

Older houses round here keep secrets — spongy boards beneath a bath, tile fixed onto bare plaster, pipes taking a route only their installer understood. Whatever we turn up, you get a call about it before we go any further, cost attached.

Somebody comes round

Tape measure out, boxing checked, floor tested underfoot. We don’t price rooms off photographs.

Materials one side, labour the other, days at the bottom. Where there’s a fork in the road we cost both routes.

The build

Strip-out, boards, tanking, first fix, then tile, suite, screen and floor. Same crew every morning.

Handover

Run everything, check for weeps, seal up, clean through, then walk you round it before we go.

The ones we get asked

Roughly what does a bathroom cost?

Wider range than most people expect, and the suite is rarely the biggest line on it. A compact shower room sits nowhere near a family bathroom tiled to the ceiling. You’ll get the labour and the materials shown separately, so it’s obvious which decisions are pushing the number up and which you could change.

How long are we without it?

Reckon on the better part of a week for a whole room; shower rooms and straight swaps come in faster. Where there’s only one bathroom in the property we sequence things to get the toilet usable again quickly, and we’ll be upfront about which days are the difficult ones.

Who picks the suite?

Either of us. Some people turn up with the whole thing chosen down to the taps. Others give us a ceiling figure and a rough style and let us come back with a shortlist. Neither approach causes us any bother.

What happens to the old one?

Loaded into our van and gone. Suite, tiles, floor covering and rubble — none of it stays behind, and the room gets swept and wiped before you see it.

Can the bath come out for a shower?

Certainly, and it’s the single most common thing we’re rung about. Bath goes, pipework gets moved to suit, walls are boarded and tanked, then the tray, screen and tiling follow. Days rather than weeks in a normal-sized room.

Shower room or wet room?

The difference is the tray. A shower room has one, with a screen round it. A wet room hasn’t — the floor is tanked and sloped to a drain instead, so there’s no lip anywhere. Wet rooms take longer to prepare but they’re unmatched if getting over a step is difficult.

Does the price include tiling and electrics?

It does. Walls, floors, panelling, and the electrical side too — ceiling spots, extractor, shaver point. One crew covers the lot, so no part of the job sits waiting on somebody else’s availability.

Our floors aren’t level. Does that matter?

Barely. Between the older stock in the town and the ex-colliery housing out towards Thorne and Askern, floors that dip and walls that lean are routine. It affects how we set out and where we pack, not whether the job can be done.

Do you charge to quote?

No. Someone comes and looks properly, you get a written figure afterwards, and that’s the end of it unless you get back in touch. We don’t phone people repeatedly.
